
The Sustainable Real Estate Manager® (SRM) proprietary Peer Building Benchmarking™ database facilitates the industry’s most comprehensive “best practice” for benchmarking building energy and sustainability performance. Containing over 120,000 buildings encompassing 15 property types, 3.3 billion square feet, over $7.8 billion in annual energy costs and over $635 million in annual water/sewer costs, the database is aggregated from multiple private sources including property due diligence service providers and is current through May 2011.
The SRM BEPA workflow “wizard” facilitates the comparison of the subject property’s energy and water key performance indicators (KPIs)* to its peer group’s performance distribution (25th percentile, median, 75th percentile) across multiple geographic areas (nationwide, climate region, state, CBSA and 3-digit ZIP code). The result is unparalleled visibility to performance benchmarking analytics.
*KPI benchmarks include energy use intensity (EUI), energy cost per SF and per unit as well as the equivalent breakouts for electricity, fuels and water/sewer use and cost, for a total of 12 KPI benchmarks.
SRS is an Energy Star automated benchmarking partner and the SRM BEPA workflow “wizard” seamlessly integrates with the Energy Star portfolio manager rating tool to calculate the building’s current, projected (post-ECMs installation) and historical monthly Energy Star ratings (1-100)*.

*Energy Star’s benchmarking scale is based upon comparison with U.S. DOEs Commercial Building Energy Consumption Survey (CBECS) data for existing commercial building stock (including approximately 2,500 buildings nationwide).
